Booking & Payment Policies

BOOKING AND PAYMENT POLICIES

BOOKING FEE:

A fee of 25% of your stay is required upon booking. Payment can be made with a VISA or MasterCard. This fee is refundable less a $150.00 administration fee, should you decide to cancel prior to 30 days before arrival.

PAYMENT OF UNIT:

Full payment of unit is due 30 days prior to arrival. This amount will be the cost of your stay plus applicable taxes less the booking fee. This amount must be paid in full 30 days prior to arrival or will result in cancellation of the reservation. Guests who cancel their reservation less than 30 days before arrival will forfeit all monies paid. There are no exceptions to this policy.

If total cost of booking exceeds $5000.00 guests will be charged $500.00 for cancellations 30 outside of 30 days prior to their arrival.

DAMAGE DEPOSIT:

A $500.00 pre-authorization damage deposit is required upon check in. Damages, missing inventory or excessive cleaning required will be applied to the pre-authorized damage deposit. If you should notice any damage to the unit upon check in please notify us immediately. Please note that keys cannot be released without a valid credit card pre-authorization. There are no exceptions to this policy.

CHECK IN TIMES:

Check in time is between 4:00 PM and 7:00 PM and check out is 10:00 AM. Should you require a late check in, please contact us to make special arrangements. Late check in’s after 7:00 PM are subject to a $50.00 late check in fee as additional staff will have to be kept after hours to cover this request.  There will be no check in’s after 10:00 PM. There are no exceptions to this policy.

CONFIRMATION LETTER:

A confirmation will be sent out to you at time of booking by either email or regular mail if no email address is provided. The confirmation will clearly state your dates of arrival and departure as well as receipt of your booking fee and balance owing.

RENTERS RESPONSIBILITIES AND POLICIES

RENTAL AGE REQUIREMENT:

Registered occupants traveling without a parent or guardian must be a minimum of 25 years of age to rent in one of our Resorts. At the time of check-in, registered occupants will be required to provide photo ID. This is a zero tolerance policy and failure to comply will result in forfeiture of all monies paid.

NUMBER IN PARTY:

Only the number of registered guests shall be allowed use of the unit or the facilities. This is a zero tolerance policy and failure to comply may result in eviction and forfeiture of all monies paid.

PET POLICY:

Only pre-registered pets are allowed on the property. the maximum height of a dog can only be 15 inches at the top of the head, there no cats allowed.

SMOKING POLICY:

Smoking is prohibited at all of our rental properties including balconies, decks, and driveways. Smoking must be done off of the premises. Failure to comply will result in a $200.00 fine.

CLEANING OF UNIT:

It is the responsibility of the guests to keep the unit clean. The guests are required to wash and put away their dishes and take out their garbage. The unit should be left neat and tidy. There will be a minimum $150.00 charge deducted from the damage deposit should dirty dishes and garbage be left or excessive cleaning required.

NOISE, PARTIES OR UNDESIRABLE BEHAVIOR:

There shall be no excessive noise or partying allowed on/or in the suite, nor shall there be and undesirable behavior allowed that would effect enjoyment of other guests on the resort property. Quiet time is from 11pm to 7am. This is a zero tolerance policy and failure to comply may result in eviction and forfeiture of all monies paid.

VISITORS OF GUESTS:

Should guests have visitors, they take full responsibility for the actions and conduct of their visitors.

BYLAWS, RULES AND REGULATIONS:

Guests staying  will receive a copy of the bylaws, rules and regulations of the property at which they are staying and must conduct themselves accordingly. Failure to abide by the properties rules and regulations may result in eviction and forfeiture of all monies paid.

LIABILITY:

Guests  will be required to sign a release of liability form upon check in.

SUMMARY:

These policies are designed to insure the comfort, pleasure and security for all the guests staying with us.
